Dubai property prices edge lower as market signals stabilization

The average price of real estate in Dubai declined for a third consecutive month in May, although the pace of capital value decreases slowed, suggesting early signs of market stabilization. That is according to research from ValuStrat.

In its latest ValuStrat Price Index for Dubai’s residential market, the consulting firm found that average capital values fell by 1.2% in May, following a sharper 5.9% contraction in March and a 1.9% decline in April. The trend reflects ongoing geopolitical uncertainty in the region and its impact on both buyers and sellers in the property market.

In a broader context, ValuStrat noted that Dubai’s residential market continues to demonstrate resilience despite prevailing headwinds. Annual capital value growth remains positive at 2.5%. “This deceleration in price declines is notable and signals early signs of stabilization,” the authors noted.

Looking more closely, the research highlights diverging performance across the two main property segments.

Dubai Residential Capital Values Annual Growth

Villa capital values fell 1.4% over the month but remain up 5% year to date. The strongest annual performers included villas in Jumeirah Islands, The Meadows, Emirates Hills, The Villa, and Tilal Al Ghaf. Meanwhile, Victory Heights, Arabian Ranches Phase 2, International City, and Mudon were among the areas that recorded annual declines in capital values.

In the apartment segment, prices declined by 0.9% in May; however, on an annual basis, values are 1.4% lower compared with the same period last year.

The strongest yearly gains were recorded in DIFC, followed by Remraam, Dubai Silicon Oasis, and Dubai Sports City. In contrast, Burj Khalifa, Jumeirah Beach Residence, and Town Square saw the steepest annual declines.

The report also showed that ready home transactions fell by 18.5% month on month and recorded a sharp annual decline of 55%. Of those transactions that did close, 16 exceeded AED 30 million, while 11 were priced above AED 50 million. These ultra-prime sales were concentrated in Palm Jumeirah, Dubai Hills Estate, Emirates Hills, District One, Dubai International Financial Centre, and Jumeirah Bay Island.
