Qatar’s residential property market rebounds as buyer confidence strengthens
Qatar’s property market demonstrated strong resilience during the second quarter, led by a clear rebound in residential buyer confidence. That is according to the latest Real Estate Review from ValuStrat.
In the second quarter, residential transaction activity rebounded strongly following a subdued first quarter, with sales volume rising 23.6% quarter-on-quarter and 15.8% year-on-year to 755 transactions.
The median transacted ticket size reached QAR 3.0 million, up 4.5% quarter-on-quarter and 8.2% year-on-year, signaling stronger buyer appetite and a shift toward higher-value residential assets, particularly in Al Wukair, The Pearl, and Lusail.
Mortgage activity also expanded, with 335 ready-property transactions (+15% quarter-on-quarter) totalling QAR 16 billion (+61% year-on-year). “The transaction activity in purchases and mortgages indicates that buyer confidence remained resilient,” said Anum Hasan, Head of Research for Qatar at ValuStrat.

The value of residential property remained relatively stable, with the ValuStrat Price Index (an index that tracks changes in residential real estate prices) hitting 97.8 points against its Q1 2021 baseline of 100.
Apartment capital values maintained full stability on both a quarterly and annual basis, averaging QR10,460 per square meter. Rates averaged QR10,570 per square meter in The Pearl, QR10,365 per square meter in Lusail, and QR9,460 per square meter in West Bay Lagoon.
“Villa capital values similarly held steady year-on-year at an average of QR5,675 per square meter, with minimal price changes recorded during the quarter. Across villa communities, annual performance varied significantly as Muaither and Al Dafna recorded gains of up to 3%, while locations such as Al Kharaitiyat, Ain Khaled/Abu Hamour, and Old Airport experienced declines ranging from 1% to 6%,” Hasan noted.

Meanwhile, total residential inventory in Qatar reached 406,097 units in Q2 2026, comprising 257,271 apartments and 148,826 villas.
“New deliveries during the quarter remained modest at approximately 355 apartments. Residential completions remained limited during the quarter, led by a 100-unit mixed-use development in Fereej Al Soudan, followed by 70 homes in Fereej Bin Mahmoud and 65 units in Fox Hills,” said Hasan.
As per ValuStrat’s estimates, around 4,600 residential units are scheduled for completion during the second half of 2026. However, developers have deferred more than 600 units into 2027, primarily within Lusail.
